$189,000 or trade for condo in Panama City.

The property consist of four separate Finca’s totaling 45,284 square meters (4.5 Hectares or 11.19 Acres) on the Caribbean slope located on a dead end road and bordering the headwaters of the Rio Indio. Fresh breezes blowing off the Caribbean on the northern boundary of the property, with views toward the Caribbean side,  keeps the area crisp and cool while most of the property is east facing and protected. Approximately 1 hectare (2.47 acres) was recently cleared of underbrush and overgrowth, exposing the existing canopy, orange trees and bananas. Coffee, shade grown,  may be planted in the near future as the area was once coffee producing and the remnants of an old coffee processing plant can be seen at Toledano farms on the way to the property. Cutting back the orange trees to promote new grown yields good fire wood for out door cooking pizza ovens etc. Build an outdoor wood fired Jacuzzi near the spring for those crisp cool mornings! A public access trail from the top of the property to the river is a joy to hike. The entire area is world renowned for bird watching.

Easy access to the property is from the middle of Toledano Farms in La Mesa on a good road maintained by the farm and just 6.8 KM  (4.23 miles) from the El Valle Market in the center of El Valle. The road from El Valle to this area was just surveyed and will be newly paved from El Valle all the way to Capira on the existing road thru the back country. One of the most important features of this property is year round water provided at the top of the property by several springs flowing down  to the river below. The area is very private with great neighbors who watch out for each other, farm the slopes and grow watercress in the river below. Old growth orange trees, taro, sweet bananas and plantains currently grow on the property. There is a old concrete house and functioning outhouse  which could be easily remodeled for use as a weekend get away. The house is currently being used as storage for development activities and farming. An 1100 liter water tank was just installed to capture some of the water and make it more accessible for farming and cleaning tools etc.

The last electric pole is 300 meters (984 feet) from the property although the owner has no plans to bring electric to the property preferring to install affordable solar electric instead.  The last 500 meters (1640 feet) of road is maintained by the community and relatively smooth and accessible all year round with one section of the road a little steep and although paved with cement, probably requires the use of 4 wheel or all wheel drive vehicle.

The owners plans include remodeling the structure and installing solar electric early next year at which point the property will be taken off the market.
